Overview:
Our client is an omnichannel wholesale market maker that fuels opportunities for wholesale buyers and sellers to connect, grow and prosper through physical markets, design centers, and digital channels. The company owns and operates more than 20 million square feet of premium event and showroom space, hosting live events in Atlanta, High Point, N.C., Las Vegas, and New York City.
Position Responsibilities
- Provide professional leadership for projects in Atlanta, GA.
- Under 5 years of experience, this is a junior level position
- Enforce corporate processes and controls, while constantly reviewing for suggested improvements.
- Works with / Manages industry professionals to complete the design / construction program. Architects, Engineers, General Contractors, Subcontractors, Consultants, etc.
- Provides pre-construction support and planning by verifying user requirements, determining constructability, and developing schedules for all projects assigned.
- Assist Director / SVP in developing budgets, analyze cost benefits and completes capital requests for all projects assigned.
- Prepares overall project schedule and conducts weekly progress meetings to ensure materials and work in place are tracking satisfactorily.
- Assist with securing project approvals from the City of Atlanta and other government regulatory authorities.
- Prepares bid invitation packages, solicits bids, responds to bid inquiries and issues addenda as required.
- Evaluates contractor bids to ensure bids include the correct scope of work, schedule requirements, unit prices and other project specific criteria and submits to Director / SVP of Development and Construction for final approval.
- Reviews contracts and purchase orders and prepares original documents for Director / SVP of Development and Construction prior to execution.
- Reviews and responds to Request for Information.
- Reviews all submittals and shop drawings with Director / SVP of Development and Construction for compliance to project documents.
- Evaluates change order request and negotiates contract cost adjustments and submits to Director / SVP of Development and Construction for final approval, if applicable.
- Reviews invoices for accuracy and recommends payment.
- Ensures lien waivers, city approvals and certifications are attached to payment request.
- Performs on-site inspections of work in progress for quality assurance, problem resolution, design compliance and adherence to schedule.
- Prepares and executes punch lists.
- Conducts final inspections of work in place.
- Coordinates and reviews final as-built drawings, certificates of occupancy, equipment and systems start-up documentation, warranties and operations and maintenance manuals.
- Manages the maintenance and updates of digital leasing layouts and completed building as-builts.
- Maintains project records including plans, contracts, specifications, correspondence, schedules, expenditures and budgets in a consistent and easily accessible manner.
- Maintains regular verbal and written correspondence with the project team, including but not limited to the architect, engineer, general contractor, and company personnel.
- Resolves problems as they occur and communicates adjustments to schedules and budgets accordingly.

- An undergraduate degree from four-year accredited College or University in interior design, engineering, building science, or architecture is preferred.
- Minimum of three years construction project management experience with either a general contractor or as owner s representative.
- Experience with tenant improvement projects ranging from $20,000 - $1,000,000 + is preferred
- Ability to read, analyze, and interpret general business periodicals, journals, technical procedures or regulations.
- Ability to write reports, business correspondence and procedure manuals.
- Ability to effectively present information and respond to questions from groups.
- Ability to track project costs and understand financial reports required. Must be able to understand mathematical concepts such as statistics, fractions, percentages, ratios and apply to practical situations
- Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
- Must have working knowledge of CAD and all Microsoft Office software including Microsoft Project. Experience with various cloud-based Project Management Software is preferred (ProjectMates, MRI, Yardi, Procore, etc.). Additional preferred skills include cost estimations, strong interpersonal skills, work ethic, patience, initiative and flexibility, must be able to read and interpret constructions plans, elevations, specifications and schedules.
